Homes in Central Scottsdale

Central Scottsdale features many of the city’s oldest and newest homes. McCormick and Gainey Ranches have million-dollar luxury estates within golf course communities. There are also affordable homes in the area that can be found in Indian Bend and SoSco. Old Town offers million-dollar condos and includes part of the luxury Arcadia neighborhood. Both new condos and luxury apartments can also be found in Central Scottsdale. The area is popular for vacation homebuyers, first-time buyers, empty nesters and millennials. The older townhomes in the area attract many winter renters as well.

Outdoor Activities in Central Scottsdale

Neighborhoods within Central Scottsdale border the Indian Bend Wash, a flood-controlled greenbelt and recreational gem. It includes a 17-mile long stretch offering parks, a skate park, disc golf, community gardens and other amenities. To the west, Camelback Mountain and Echo Canyon Park offer some of the Valley’s most expansive views and popular hiking trails.

To the South, Papago Park offers hiking, mountain biking trails and running trails with a canal path that flanks it for recreational cycling. Just south of Papago Park is Tempe Town Lake, which offers a multiuse path that ties into the Indian Bend Wash system where you can rend paddleboards, canoes or kayaks.

Areas of Central Scottsdale

Old Town Scottsdale – This area is home to the eastern edge of the Arcadia neighborhood, although most of this central area includes Scottsdale’s downtown with many unique shops and restaurants, large high-end shopping center, resorts and a waterfront area.

SoSco – Known as South Scottsdale, SoSco is where Arizona State University’s SkySong office hub is located. Homes in SoSco are generally older with carports and desert landscaping. Many of the homes have been renovated and updated.

McCormick Ranch – This neighborhood is named after one of Scottsdale’s first luxury communities. McCormick Ranch was once the home of an Arabian horse farm and many of the houses built in the 1970s have been fully updated and renovated. The Gainey Ranch community where the Hyatt Regency Scottsdale Resort is located is also part of this neighborhood.

Indian Bend – This community is home to a majority of the wash and greenbelt the area is named after. The Talking Stick Resort and Golf Club is located on the eastern edge of Indian Bend that Loop 101 runs through. The area features many new and older townhouses and Scottsdale Community College is also within this community.

Quick Facts on Central Scottsdale

  • Median home prices in central Scottsdale range from over $500,000 in McCormick Ranch to about $250,000 in SoSco.
  • There are not many land parcels left to build new housing in this neighborhood except for new condo and apartments, because these structures are built upward rather than out.
  • Many of the area’s older homes have been renovated.
  • Most of the new condo projects are in Old Town and SoSco. Home prices in those areas have been climbing the fastest.
  • Investors have purchased many of the foreclosed homes in SoSco, so there are more rentals in this community, which draws Arizona State University students.
  • Rents throughout Central Scottsdale are higher than the average for metro Phoenix.
