We will provide you with an estimated value for selling your home As-Is and an estimated value if our recommended improvements are made. This will help with your decision-making process.
We will recommend improvements that will get you the biggest bang for your buck – paint, carpet, tile, countertops, appliances, cabinets, lighting, window treatments, door hardware, HVAC systems, and landscaping. In special cases we have even renovated swimming pools!
Yes! You will not pay any interest on the money that we loan or make any payments. The loan will be paid back when we close on the sale of your home.
When we find a buyer for your home, the title company will add the cost of the improvements to the list of closing costs that will be subtracted from the proceeds of the sale (i.e. mortgage payoff, HOA fees, title fees, commissions, etc). This will include the total cost of the loan for the repairs/improvements. You will approve this payment as part of the process to close on your home. When the house officially closes the title company will send us a check for reimbursement.
We partner with a home renovation company who will assign a project manager to create a project plan, project budget and team. Phoenix Urban Spaces will work closely with this project manager and you throughout the project.
Before any work begins, you will approve the project plan, budget and materials. Upon your approval that the job was completed to your satisfaction, we will issue payment to the contractors directly.
Schedule a 30 minute onsite visit at your home with one of our specialists. This will assist in determining the value and recommended improvements. Within 48 hours we will provide you with a project plan, estimated costs and marketing plan to sell your home.
