What exactly is the difference between a condominium, a loft and a townhome?

Condos – When a buyer purchases a condominium, he or she owns the space within the unit. The rest of the common parts of the property such as the building structure, the land and the amenities are owned by the landlord(s). Condominiums usually belong to condo associations (similar to a homeowners association) that help manage the property and collect fees from residents to assist with the financial maintenance of the property. Condos are usually one story and they don’t have an attached garage or patio. Some condos may even be stacked one on top of the other and may appear as apartments.

Lofts – A loft is generally a large and spacious property located on top of a commercial or industrial space directly beneath the roof. Loft living originated in Paris where artists combined their studios with their apartments. Recently, loft living has been characterized by modern apartment-like units with open floor plans, huge windows and beautiful views in an urban setting – such as Downtown Phoenix.

Townhomes – A home buyer who purchases a townhome owns the individual unit as well as the ground beneath the structure. Similar to condominium owners, townhome residents will also belong to a homeowner’s association that maintains and manages the property. A townhome usually shares a wall with neighboring buildings and the property comes equipped with typical single-family home amenities such as a small backyard and an attached garage.
